Housing-estate common-fee collection on LINE

HaiDaiMai helps housing-estate juristic persons charge common fees per square wah or per plot, monthly or 3, 6 or 12 months ahead, add metered water per plot, send bills to homeowners on LINE, collect by PromptPay QR with automatic slip checks, and apply penalties at the rate set by the land allocation committee.

What do housing estates struggle with when collecting fees?

Door-to-door collection or chasing transfers

Many estates still collect cash at the door or wait for slips in group chats.

Billing cycles vary

Some collect monthly, others 3, 6 or 12 months in advance.

Common-area water use is hard to follow

The committee wants to see common-area water use — clubhouse, gardens — every period.

How does HaiDaiMai help housing estates?

  • Charge per square wah of plot area or a flat amount per plot, with rates by land-use type
  • Monthly, 3-, 6- or 12-month cycles per charge item
  • Penalties at the rate and method set by the land allocation committee, with the resolution referenced
  • Read each plot’s water meter on a phone (when you bill water yourselves)
  • Log common-area water meters — clubhouse, gardens — for the committee to review
  • Residents pay in LINE; nobody has to go door to door

How does a housing estate get started?

  1. Talk to us and we open your workspace

We create your juristic person and invite the manager.

  2. Import units, co-owners, tenants and balances from Excel

Use our template; errors are flagged before saving.

  3. Set the receiving account and rates

Link your PromptPay and set common-fee, water and late-fee rules.

  4. Issue the first bills and invite residents

Residents add the LINE OA and link their unit with an invitation code.

Frequently asked questions

How much can a housing estate charge for late payment?

The Land Allocation Act sets no percentage cap; penalties follow the rate set by the land allocation committee. You enter the rate and method with the resolution reference, and the system never assumes a default.

Can we bill a year in advance?

Yes. Set an item’s cycle to 3, 6 or 12 months and invoices follow it; water is always billed monthly.

What if we don’t bill water ourselves?

Yes. Switch off water billing and use common fees and other items as usual; common meters still work.
