Condominium common-fee collection on LINE

HaiDaiMai helps condominium juristic persons bill common fees by room area or ownership ratio, add metered water, send invoices to co-owners or tenants on LINE, collect by PromptPay QR with automatic slip checks and receipts, and blocks late-fee rates above the Condominium Act Section 18/1 cap.

What do condominium offices struggle with when collecting fees?

Every room pays a different fee

Areas and ownership ratios differ, and spreadsheets break easily.

Owners abroad or renting out

Bills must reach tenants or co-owners, and many cannot read Thai.

Slips pile up near the due date

A small team must check a flood of slips within days.

How does HaiDaiMai help condominiums?

  • Charge per m², by the ownership ratio recorded from your by-laws, or a flat amount per room
  • Water charges from each room’s meter, with dial photos as evidence
  • Late fees up to 12% a year, 20% once 6 months overdue, never compounded — rates above the cap cannot be saved
  • Send bills to the co-owner or the tenant, with copy recipients
  • Residents can use 8 languages (ไทย (Thai) · English · မြန်မာ (Burmese) · 简体中文 (Simplified Chinese) · हिन्दी (Hindi) · ລາວ (Lao) · Tiếng Việt (Vietnamese) · 日本語 (Japanese)) for screens and notifications — staff screens are in Thai and English
  • A slip review queue staff can work through with the keyboard

Frequently asked questions

Can fees follow the ownership ratio?

Yes. Record each room’s ratio from the by-laws or title deed and the system multiplies it by the period budget. It never derives the ratio from area, because buildings registered before 2008 may keep their original ratios.

How are late fees calculated?

Simple interest at your by-law rate, up to 12% a year; once a charge is 6 months overdue, up to 20% a year applies from that point only (Condominium Act Section 18/1). You may set lower rates or none.

Can bills go to the tenant instead of the owner?

Yes. Make the tenant the main bill recipient and the co-owner a copy recipient. Tenants only see bills from their own lease period.
